Originally acquired from The Merchant Company as a former residential care home, Piltsligo was reimagined by Applecross into an exceptional collection of 18 spacious luxury apartments arranged across two elegant buildings.
Designed with discerning homeowners in mind, the development combines generous living spaces with refined practicality, including lift access to all levels and a substantial residents’ car park discreetly concealed beneath the beautifully landscaped shared garden. Thoughtfully integrated into the design, the parking remains virtually invisible from view, preserving the peaceful residential character of the development.
Piltsligo proved especially popular with local downsizers from The Grange, many of whom were seeking to transition from larger detached homes without compromising on space, quality or location. The enduring appeal of the development is reflected in the longevity of its community, with a number of original purchasers remaining in residence to this day.

Pitsligo Road is a landmark residential development comprising two contemporary apartment buildings set within beautifully landscaped, secure gated grounds. Delivering twelve luxury apartments and two exceptional penthouses, the scheme was conceived to offer residents a rare combination of privacy, security and architectural distinction, complete with underground parking and carefully designed communal gardens.
The design reinterprets the traditional Edinburgh stone villa through the use of a refined palette of premium construction materials. Natural sandstone is paired with contemporary metal cladding, extensive glazing and bespoke architectural detailing to create a building that feels both timeless and modern. High performance zinc rainwater goods and drainage systems were selected not only for their crisp aesthetic but also for their durability, low maintenance requirements and resistance to corrosion, ensuring the building would age gracefully for decades to come.
A defining feature of the development is its generous use of floor to ceiling glazing and expansive glass fronted balconies and terraces. These elements maximise natural light and create a seamless connection between the internal living spaces and the surrounding landscaped grounds. Carefully engineered solar shading structures project from the rooflines and terraces, reducing solar gain during the warmer months while maintaining excellent daylight levels throughout the apartments. This passive design approach helps improve comfort and energy efficiency without compromising the building’s elegant appearance.
The construction itself reflects an uncompromising commitment to quality. From the robust natural stone façades and precision metalwork to the extensive glazing systems and integrated underground infrastructure, every detail was considered to create a development of lasting value. Nearly twenty years after its completion, Pitsligo Road remains a legacy development.
